Rental Availability
Weekly rentals only during the Season, with a start day on a Saturday afternoon to the following Saturday morning. Partial week reservations are available during the off-season months and on a limited summer basis. Sorry, we do not rent to High School or College Students. Must be over 25 years old to sign lease. (Non-smoking property - No pets allowed).

Making a Reservation
Reservations require a one-third confirmation "Reservation fee" to reserve the property. A lodging agreement will be mailed to the guest upon receipt of the required reservation fee. Guest must return a signed copy of the Agreement within ten days or owner reserves the right to cancel the agreement and re-rent the property.

Balance Due
The balance of rent is due 45 days prior to Check-In date. Guest is also responsible for 6% State tax and 4.5% County tax. Personal checks are welcome and will be accepted up to 45 days prior to your arrival date. We also accept Visa, Mastercard and Paypal.

Security Deposit
A security deposit of $300 is required for the reserved property. It is to insure compliance with the terms of the agreement. The security deposit amount will be shown on the lodging agreement and is due with the balance of the rent. The condition and content of the reserved property will be determined within 30 days of the check-out date and the security deposit will be returned to the guest less any costs for repairs, damages or excessive cleaning charges. Guest must report any problems or damages observed in the property to owner upon arrival to the rented premises.

Cancellations
A request to cancel a reservation must be submitted in writing via email, fax or US Mail. Cancellations received 45 days prior to the Check-In date will be refunded the Reservation fee less a $45.00 cancellation fee. Cancellations received after 45 days prior to the Check-In date will forfeit all monies if the property is not re-rented for the full amount. If guest has not checked-in within 24 hours of the check-in date, owner may cancel the agreement and guest will forfeit all rental monies paid.

Check-in
Check-In time is Saturday between 3 p.m. and 5 p.m. Arrangements will be made to get keys to guest prior to arrival. The guest must occupy the premises for the duration of the agreement and will be responsible for all occupants of the premises. Although every attempt is made to ready the property prior to your arrival, the cleaners may be delayed and your property may not be ready upon taking occupancy. Guest must report any cleaning problems to owner upon arrival to the property.

Check-out
Guests must vacate the premises on the following Saturday by 10:00 AM. Please remove all personal items prior to vacating the property. Owner is not responsible for items left by guest in the rented premises. Guest agrees to pay an excessive housekeeping fee if property is not left in the following condition: 1) Remove all food from refrigerator and all trash from property. 2) Clean dishes and utensils and store them properly. 3) Make beds. 4) Return furniture to it's original placement. 5) Close and Lock all windows and doors upon departure. Arrangements will be made for returning the keys to owner. (Owner will provide Check-Out List)

What to bring for your vacation
You will need to bring your own linens and towels, as well as paper products and soap. Kitchens are equipped with dishes, flatware, glasses, pots and pans. Sample list of items that you may want to pack:
Staple Items, Condiments, Paper towels, Paper Napkins, Dish cloths and hand towels, Garbage bags, Plastic wrap, Plastic storage bags, Dishwashing detergent, Laundry detergent, All purpose cleaner, Bath towel sets, Bed Sheets, Blankets, Bathroom Toiletries, Beach towels, Beach Chairs and supplies, Sunscreen (Owner will provide Sample List)

Occupancy
The occupancy limit (maximum of 8) is noted on the lodging agreement. Over-occupancy is grounds for immediate removal and forfeiture of all rental monies.

Lock-Outs
Guest is responsible for any fees incurred for a lockout.
